FAQs

Are there restrictions on what I can build in the Estates of Morris Mill?
Yes, please look for the Declarations of Covenants (here) on our website.

 

Do we need to submit plans before building?
Yes, all plans are to be submitted to the Architectural Review Committee with a fee of $100. Email all plans to estatesofmorrismill@gmail.com 

 

Do we have to landscape our lot once we build our home?

Yes, please look for the Declarations of Covenants (here) on our website.

 

Are solar panels allowed on my home?
Yes, there are no restrictions on solar panels. Please check with DEC before proceeding.

 

Can I have a shed or detached garage on my property?
Yes, but please look at the Declaration of Covenants (here) as they must meet certain restrictions.

 

How much are the EOMM annual HOA fees?
The HOA Fees are currently $450.00 per year. They are due no later than January 31st of each year. Go here for more information.

 

What do our HOA fees pay for?
The HOA fees pay for the following: Grass Cutting/ Landscaping of Common Areas, Street Lights, Pool & Bath House

Maintenance, Snow Removal, Taxes, Liability Insurance, Roadway Maintenance...etc.

 

Can we have garage/yard sales?
Yes, as long as they are not a daily and/or weekly occurrence.

 

Can we invite guests to use the Community Pool?
Yes, each home/lot owner is permitted to have up to 4 guests at the pool. A visiting guest is defined as someone who is actually staying at the owner's premises for a short visit.

 

How do I get the pool access card?
Contact the HOA pool manager to get a pool access card via estatesofmorrismill@gmail.com leaving name, phone number and lot number.

 

What if there is a lot that is not being mowed/maintained. Who do we call?

If the grass height is over 8 inches they are in violation of the HOA Covenants you can contact the HOA Board. If grass height is a re-occurring issue, you can contact the Sussex County Constable (302) 855-7704.

 

The street light is not working, who do we call? 
Call Delaware Electric Cooperative (302) 349-9090 with the Serial number on the street light pole. They typically will be out in 2-3 business days to replace/repair the light.

 

How often will the streets be plowed for snowfall?
The streets will be plowed for snowfall accumulation exceeding 3 inches.
